What To Look For When Buying A House In Goa: Major Red Flags

Buying a house has always been a dream for many! It gives us the feeling of settlement and a big milestone being completed in our lives. There are many reasons for an individual to buy a house. Some buy it just as an investment and some of us will plan to make it our homes. Purchasing a house is a big decision, it should never be rushed, to avoid unfruitful consequences.

Numerous residential projects have been put forth by some of the best real estate developers in North Goa. Providing you with the most ideal options to choose from. But choosing a house won’t be so easy, it’s a task which is subdivided into various stages. And one of them is to evaluate the structure properly, so here are some of the red flags to focus upon when buying a house in goa.  

  • Poor tiling:

Floors are supposed to have a little slope, but if the slopping is unusual or the tiles are broken at places it can cost you a lot in the longer run. Broken floors/tiles can be due to some major issues like foundation problems, sealed/rotting base, poor construction, or even overuse, etc. Replacement of tiles is a huge expense and will ultimately add up to the overall cost of the house, increasing your budget. So always focus open the floors and tiles.

  • Wonky windows:

Windows that are hard to open or loosely fitted will be an issue too. Apart from the doors, the windows connect the house to the outdoors. If windows are loose, it leads to more energy consumption by letting the AC cooling out of rooms and might even lead to a burglary. Hard to open windows, will be tough on elderly people and younger members. Stress upon the finishing and fitting of the windows. Due to the rainy and moist weather of Goa, windows that are cheap and just hung upon with the use of very less material will need replacement sooner than the stronger ones. Window panes are meant to keep the heat and the cold out, so stress upon the make of the panes too.

  • Foundation issues:

Always remember the foundation forms the strength of your house. Many residential projects in Goa are using modern techniques and quality materials to make the foundation.  While purchasing a property be sure to ask about the construction of the base. Foundations issues usually arise due to poor build, poor quality, etc. The grading of the house can also affect the foundation, water might leak into the foundation walls. If you find unusual cracks in corners or floors that are more than half an inch in width, try to get your house inspected. It might cost you a lot in the long run if you buy a house with a poorly built foundation and if the whole foundation is wrecked the house won’t be strong enough as well.

  • Improper ventilation:

A well-ventilated house will provide you with clean and natural air, and keep odours out. Also, ventilation helps maintain the temperature indoors in places like the living room and kitchen where it is much needed. Improper ventilation leads to the accumulation of unhealthy air in the rooms and also water vapours which are harmful to the walls, furniture, electricals, and other materials in the home.

  • Water damage:

    Most of the water issues occur due to poor drainage system. Pools of water in the lawns and other places of the house may be a sign of it. Also, clogging of drains in the house, gutters, etc show degraded or improper drainage. We should always keep an eye open to such issues. Even water stains on walls or leaking roofs or cracking foundations show dysfunctional drainage and fitting of pipes. Some other water issues might include broken or loose fitted bathroom fixtures and pipes which lead to leakage in the walls. Due to the rainy season, we should also check upon the quality and build of the exteriors and roof of the house.
